How verification works
A badge on VillaVeri always says what was checked and when. We never show “verified” just because someone uploaded a document: every documentary or on-site badge results from a decision by an authorised member of our team, and it expires.
Level 1 — Standard checks (automatic, free)
- The advertiser’s e-mail address is confirmed and their mobile number is verified by one-time code.
- The listing contains the basic information: description, price, availability date and at least 3 photos.
- Availability is re-confirmed by the advertiser; listings not confirmed within 14 days are hidden from search.
Level 2 — Documentary verification
- Government-issued ID of the advertiser, compared with the account holder.
- Proof of ownership (TCT/CCT, tax declaration, deed of sale…) or authorisation to lease (special power of attorney, management agreement).
- Professional licence (e.g. PRC real estate broker / salesperson) or business registration, when relevant.
- Valid for 365 days. Fee: currently free.
Level 3 — On-site inspection
- A local verification partner visits the property, checks it exists at the declared address and matches the listing, and takes at least 3 time-stamped photos.
- The partner files a checklist report; our team validates it before any badge is shown.
- Valid for 180 days. Fee: ₱1,500.
Expiry and revocation
Badges expire automatically. If we learn that a document was false, or a listing is reported and confirmed as fraudulent, the badge is revoked immediately and the listing may be removed.
Limits
Verification reduces risk but does not guarantee the advertiser’s conduct or the legal status of a property. Always visit before paying, sign a written lease and keep receipts. VillaVeri is a technology platform and is not a licensed real-estate broker.
